BACKGROUND

The sellers had their eye on a property that they wanted to buy.

The home was extensively renovated and a little quirky, in an interesting way.
We needed a special buyer that would appreciate a single level home on a good block in a good location.

An early sale just after the Christmas break was finance declined due to tighter lending criteria in the new post Royal commission/ Covid environment the sellers were understandably deflated with the sale falling over.

We converted to an aggressive short campaign with a “From price” reflecting the amount of the previous offer and the seller wishes.

We received 4 written offers quickly, and sold the property to a cash buyer for a higher price than which was previously accepted.

All the 3 other offers were an equal or higher price, but the certainty of a cash sale was what the seller were after. The property sold and settled days and weeks prior to Covid lockdown.
